A traditional three-layer felt flat roof typically lasts 10 to 15 years before it starts to fail. Most Rayleigh bungalow extensions were built in the 1960s and 70s, so if yours is original it is very likely overdue. We replace them with EPDM rubber or GRP fibreglass, both of which carry 20 to 30 year guarantees and are far more resistant to standing water than the original felt.
