Chimney repairs in Essex
Chimney stacks take a lot of punishment. They sit exposed at the highest point of the roof, taking the full force of the weather from every direction, while the freeze-thaw cycle slowly works on the mortar joints year after year. On older properties, Victorian and Edwardian terraces, interwar semis , the mortar often predates the current owner by decades.
When the pointing fails, water gets in. It soaks into the brickwork, into the stack, and eventually finds its way through to the chimney breast inside. Left long enough, it causes damage to the brickwork itself. The repair is straightforward when it's caught early. It's a bigger job when it isn't.
We carry out chimney repointing across Essex, as part of our general roof repair work or as a standalone job. We also do full roof inspections if you're not sure of the overall condition of the roof and want everything checked at once.
We use the right mortar for the property, lime for older buildings, modern sand-and-cement for post-war. Using hard cement on old soft brick does more damage than the crumbling mortar you're replacing.

How we carry out chimney repairs
Free site visit and written quote
We come out and inspect the chimney stack, from the roof where possible, or with binoculars from ground level to start. We assess the condition of the pointing, flaunching, lead flashings, and brickwork, and give you a written quote with no obligation.
Rake out old mortar
We rake out the deteriorated pointing to a depth of around 20–25mm, enough to get a good key for the new mortar. We take care not to disturb the brickwork in the process, this matters particularly on older, softer brick.
Apply new mortar matched to the property
For Victorian and Edwardian properties we use a traditional lime mortar mix, softer and more flexible than modern cement, and more appropriate for older brick. For post-war properties we use a standard sand-and-cement mix matched to the existing colour. We don't use one mix for everything.
Repair or replace flashings
Where the lead flashing around the stack base has failed, we cut new lead into the mortar joints, dress it properly around the stack, and lap it over the tiles below. Where the flashing is merely lifted, we re-bed and re-point it. We don't patch lead, we do it properly.
Re-bed flaunching and pots if needed
The flaunching is the mortar collar around the chimney pot. If it's cracked or separating from the stack, we re-bed it in fresh mortar. If a pot is missing, cracked, or unstable, we replace it at the same time.
Clear up and sign off
We remove all debris from the site. If we found anything unexpected during the job, brickwork that needs replacement, for instance, we'll show you and agree on any variation before we finish.
